Furniture regulations
The law requires all furnished accommodation to comply with the Furniture and Furnishings (Fire & Safety) Regulations 1988.
From 1st March 1993, furniture whether new or second hand which is additional to or in replacement of existing furniture in accommodation let prior to this date must comply with all fire resistance requirements.

Electricity at work act 1989 in holiday accommodation
All electrical systems in the property must be maintained so far as is reasonably practicable to avoid danger to all who use the premises.

Gas safety
All gas appliances should be safe and conform to the relevant safety standards. The gas safety (installation and use) regulations 1994, requires the annual testing of gas appliances in let accommodation. Please contact the Health and Safety Executive or a member of our team for further details.
Fire safety
Properties must comply with The Fire Safety Order (2005). Guidance is available from www.communities.gov.uk/fire
Access statement
The Disability Discrimination Act requires there to be a written Access Statement concerning your premises. Things to consider:
- Approach to your property
- Steps up to and within
- Door widths and head heights
- Any special features you may have
