Furniture Regulations
The law requires all furnished accommodation to comply with the Furniture and Furnishings (Fire & Safety) Regulations 1988. From 1 March 1993 furniture whether new or second hand which is additional to or in replacement of existing furniture in accommodation let prior to this date must comply with all the fire resistance requirements. Electricity at Work Act 1989 in Holiday Accommodation
These regulations are wide ranging in particular all electrical systems in the property must be maintained so far as is reasonably practicable to avoid danger to all who use the premises. Further information may be obtained from www.hse.gov.uk

Gas Safety
All gas appliances should be safe and conform to the relevant safety standards. The gas safety (installation and use) regulations 1994, requires the annual testing of gas appliances in let accommodation. If further information is required please contact the Health and Safety Executive
